• We target properties in areas that are beginning to see early stages of investment and redevelopment.

Small - Medium size buildings

• 10-200 units
• Smaller buildings have less competition from large institutional buyers.
• They are often not professionally managed. Better management should result in higher cash flow and property appreciation.

Under-performing Assets

• Current rent is below the market rent for the area.
• Rent is brought up to the market rate with intelligent renovations including updated kitchens, bathrooms, fixtures, and amenities.

How do we add value to our projects?

1-6 Months

After the property has been stabilized it is now time to assess the sale options.

When the property has reached full-value potential it will be marketed and sold.

1-3 Years

Once the property is stabilized and generating cash flow, we begin sending monthly distributions to investors.

2-6 Months

We acquire retail and multifamily buildings via out vast network of apartment owners and sellers.

6-12 Months

To increase value we focus on the most important aspects for renters:

Kitchens
Bathrooms
Common areas

1-3 Years

Strong property management and rebranding increases newly remodeled property rents.

Once the property is stabilized and generating cash flow, we begin sending monthly distributions to investors.
