Mayo Clinic’s $1.9 Billion Expansion Moves Toward Groundbreaking in Scottsdale

Nearly a year after announcing its $1.9 billion Bold. Forward. Unbound. expansion in north Phoenix, Mayo Clinic is making steady progress toward breaking ground in coordination with the City of Scottsdale. The project represents the institution’s largest investment in Arizona to date and marks a significant milestone in its plan to expand medical care, research, and education capacity across the region. 

The 1.2 million-square-foot expansion will add a new procedural building, 11 operating rooms, 48 inpatient beds, and a two-story indoor promenade designed to improve patient access and connectivity across the campus. When complete, the project will increase Mayo’s Phoenix clinical space by nearly 60%, positioning the campus as one of the largest healthcare facilities in the Southwest. 

City officials and project partners — including McCarthy, Gensler, and Arup Group — are finalizing infrastructure and permitting details ahead of a planned 2031 completion. The expansion is expected to generate thousands of construction and healthcare jobs, creating downstream demand in nearby housing markets. 

For multifamily developers, the project underscores the strong link between healthcare investment and housing needs. As Mayo Clinic attracts top medical professionals and patients from across the country, rental demand in the north Phoenix–Scottsdale corridor is poised to grow. 

The project illustrates a broader regional trend: as Arizona invests in advanced healthcare and innovation sectors, the resulting economic activity continues to shape both the employment base and the state’s evolving housing landscape.
